Real Estate Wholesaler
Real estate wholesaler means a person who enters into a real estate wholesaler contract for the purpose of facilitating or orchestrating the sale of a seller’s residential property to a third party without assuming title (does not include a licensed real estate broker or agent engaging in the real estate business).
A real estate wholesaler registration is required for the following:
- A business entity entering into a real estate wholesaler contract. (Note: Each business entity registered must also have at least one individual registered to sign real estate wholesaler contracts on their behalf)
- An individual entering into a real estate wholesaler contract.
- An individual signing a real estate wholesaler contract on behalf of a registered business entity.

Applicants should be prepared to provide the following information and documentation:

If applicable, provide information regarding professional disciplinary action(s),

If applicable, upload a completed Criminal Conviction Application Worksheet and relevant documents regarding any felony convictions or of a conviction related to forgery, embezzlement, obtaining money under false pretenses, extortion, criminal conspiracy to defraud or any like offense.

If applicable, a list of owners/employees.

If applicable, provide the business Id (ALEI) issued by the CT Secretary of the State.

Renewal:
Registrations expire biennial on July 31st. All initial approvals will receive an expiration date of July 31, 2028.

Real estate wholesale contract means an agreement between a real estate wholesaler and the seller of residential real property in which the real estate wholesaler agrees, or reasonably expects or intends, to, for compensation and without assuming title to such property, facilitate or orchestrate the sale of such property to a third party.
